§ 3.01.00. General Provisions.

3.01.01. Purpose.

The purpose of this Article is to provide development design and improvement standards applicable to all development activity within unincorporated Hardee County.

3.01.02. Responsibility for Improvements.

Unless otherwise specifically provided, all improvements required by this Article shall be designed, installed, and paid for by the Developer.

3.01.03. Principles of Development Design.

The provisions of this Article are intended to ensure functional and attractive development. All development shall be designed to avoid unnecessary impervious surface cover; to provide adequate access to lots and sites; and to avoid adverse effects of shadow, glare, noise, odor, traffic, drainage, and utilities on surrounding properties.

3.01.04. Protection of Agriculture.

In accordance with the Hardee County Comprehensive Plan, and specifically Policy L1.1.6(d) of the Future Land Use Element:

Within agricultural areas, the approval of residential development shall acknowledge that the protection of agricultural lands is a primary function of the Agricultural areas, and that land management activities associated with agricultural uses may be incompatible with residential development. However, such management activities are considered to be an essential element of successful agricultural operations, and the continuation of such activities shall take precedence.
